Conectys Lisbon: five floors of office fit-out, 2019 to 2024

The project

Six separate commissions from Conectys between 2019 and 2024, in a building that stayed in use throughout: five interleaved floors and the ground-floor reception, taken from concept design to handover by one team.

What we were responsible for

Architecture and construction, from concept design through to handover, on five interleaved floors of an occupied office building, plus the ground-floor reception. Each floor was taken through layout, ceilings and lighting, HVAC zoning and the relocation of existing units, electrical and network point setting, joinery, sanitary cores, wall and floor finishes, and signage and emergency lighting. Each commission put the design and the build under the same contract and the same team: the drawings, the site and the handover were ours. There were six commissions because there were six requests over six years, not because one floor’s work was split between contracts.

Who built it

WALLNUT was responsible for both the design and the construction, under a single contract: one team answered for the drawings, the site and the handover.

What this does not include

The building shell, its structure and its central services were the landlord’s and are outside these works. The fourth and topmost floor is not ours. The area given below is the sum of the rooms scheduled on the construction drawings for four of the five floors: it is the figure those drawings record, not a survey of the finished work, and it excludes walls, unlabelled space, floor 2 and the reception.

The open work space, finished and furnished before the client moved in. The ceiling is left open and the lighting suspended from it; the curved carpet islands set out each cluster over the continuous floor.

Handover condition: the chairs still carry their factory tags. The slatted timber screen hangs from the ceiling and lands on the floor, dividing the desks from the circulation without closing the daylight off.

The eating area and the coffee shop area are 95,43 m² and 51,05 m² of the same room, divided by furniture rather than by walls: communal tables on one side, booths against the window on the other.

Power and data reach the desks from boxes in the floor slab, which is why the floor boxes were set out on the same drawing as the furniture rather than after it.

The pantry, the lockers and the tables share one room and one ceiling, left open with its ducts and trays in view. The change of floor finish — herringbone vinyl to grey tile — is what marks the circulation, and it is drawn, not improvised.

Level −1 has 113,62 m² of lockers across three rooms. In a building that runs in shifts, that is not storage — it is what lets one desk serve three people in a day, and the plan had to give it the length of a wall.
